Same issue occurred in Mexico. Expats started buying and living there, making it harder for citizens. I’d imagine the same occurs in the Philippines as well or maybe even Thailand.

I hope they can fix the home prices though. Its a global phenomenon. Singapore govt put some draconian laws to prevent foreigners from buying up properties which would drive the prices up. My memory remembers it now that the foreigners have to spend double the price of the locals to buy property (its all tax for the added price)
