If the whole point of shared ownership is to help people get on the property ladder why do they ask you to pay the price difference to them if your property is sold for lower than the survey?! Why would that impact anything for them?

Shared ownership is not a step on the ladder. Most people never staircase as it gets too expensive. The pre-sale RICS surveys are disconnected from actual market value... and not independent. Making shared owners responsible for a 'loss' on shares they don't own is shocking.

The RICS surveyors housing associations suggest rely on repeat business from them. They're not independent. I'm sorry if you are trapped by this system.

What housing associations never tell prospective shared owners is that their rent is used to fund new social housing. Their business model is based on what's called the 'cross-subsidy' model. It's basically wealth extraction from the most vulnerable leaseholders. Unethical.
