Contractors have gone fully off the cob. Every day is another shitshow. Hire contractor to install a specific roof required by architectural board. This contractor was an ex-lawyer. Now owns roofing company. After signing contract, contractor tells me "Sorry this shingle is unavailable - not being made anymore - we need to change order for similar shingle." We have no choice, OK. We'll tell architectural board this is closest substitute. Architectural board sees the different shingle and stops work. We tell them "original shingle is not available." "Yes it is" they say. They call 2 local suppliers and it is plainly available. Contractor needs to uninstall and reinstall correct shingle. We go to contractor, wtf was that change order? The product was available. He says idk, but pay me in full (for 2 roofs, now) or we'll file lien. We hire someone else do undo the wrong work and to complete the job. Original contractor files false lien with incorrect dates, amounts, descriptions of work - a felony in this state. What was his angle here?? Fully off the cob.

Contractor chiming in (specialty, not GC). In the last 6 years I have had maybe 4-5 projects done on my own home. An addition and some other things. Addition (6 years out) still in litigation. Painting, utter clusterf*ck Plumbing… My plumber is solid. HVAC Went off w/o a hitch Generator install, mild clusterf*ck Cabinetry, looking like litigation is looming. And they committed credit card fraud to boot. Big corporate outfit too, not some HD parking lot tweeker. I now really understand why my clients are loyal to me.

In Florida the roofer could still possibly win this even with the lien errors. Depending on the deadline roofer can amend the lien. If he has a signed change order and contract stipulates owner deals with architectural review you may still end up paying. Not saying it’s right but this is the reality is some states.

How does someone who is a lawyer themselves not recognize that an ex-lawyer contractor is a massive red flag

These stories pain me so much bc I was one of the good ones but had to fold it up due to getting totally screwed over on a handful of jobs starting out.

You made the mistake of doing business with an ex lawyer instead of a roofer

The roofer was pretty shitty here and an ex-lawyer running a roofing company is a massive red flag, but at the same time, a stop work order should have been sent out until the discrepancy was resolved. You're probably on the hook for payment though if he has it in writing that you agreed to the shingle change order, regardless of if he lied about it being available or not

I processed their filed liens at the courthouse. These contractors are a piece of work, fr.

What kind of ex lawyer are we talking about here? Disbarred, drunk, or tired of following instructions for money while sitting safely inside an office at a desk in the a/c? Sounds suss

Always ask for a letter on manufacturer letterhead that the spec’d solution is no longer available / end of life.
